Who we are

Drive Thru Offers is a home-buying company based on North Crescent Heights Boulevard in West Hollywood. We are a direct buyer of residential property — not a brokerage, not a lead generator, and not a national franchise. When you contact us, you are talking to the company that will actually be buying your house.

We buy in Los Angeles County and the counties around it. The properties we take on are usually the ones that do not fit neatly into a conventional sale: a house that needs more work than the owner can fund, an estate nobody local can manage, a rental that has stopped being worth the trouble, a property with fire or water damage and an insurance claim still open. And we work with realtors in both directions — buying the listings that will not close, and sending agents off-market properties that suit their buyers better than they suit us.

What we actually do

The transaction itself is simple. You tell us about the property. We look at what comparable houses nearby have sold for and at the condition of yours, and in most cases we walk the house. Then we make you a cash offer and explain how we got to it. If you accept, we open escrow with a licensed escrow and title company and close on a date you choose. If you do not accept, nothing happens and you owe us nothing.

We do not charge sellers a fee of any kind, and we never ask for money up front. Our position in the transaction is that of the buyer, which means we make our money on what we do with the property afterwards — repairing it, holding it, or reselling it — not on charging you for a service.

How we try to be useful

A direct sale is not the right answer for every house. If your property is in reasonable condition in a strong submarket, listing it on the open market will usually net you more even after commission and repairs, and we will tell you that rather than let you find out later. It costs us the occasional deal and it is the reason agents are comfortable sending us the sellers who are not right for a listing agreement.

We also try to be clear about what we are not. We are not housing counselors, attorneys, or tax advisors. We do not negotiate with lenders on a homeowner’s behalf and we do not offer foreclosure rescue services. Several of the situations we work in — foreclosure, probate, tenancies, insurance claims — carry real legal and financial consequences that depend entirely on your circumstances, and you should get independent advice about them. Our role is narrow: we are one buyer, making one offer, that you are free to decline.
