Questions we get asked

What areas do you buy in?
We buy throughout Los Angeles County and the counties around it, including Orange, Ventura, San Bernardino, and Riverside. Our office is in West Hollywood. If your property is nearby but outside that list, it is still worth asking — the answer depends on the property.
Do I need to make repairs or clean the house out first?
No. We buy houses in the condition they are in, including fire and water damage, mold, foundation and plumbing problems, code violations, and unpermitted work. You are also welcome to leave behind furniture, appliances, and anything else you do not want to move — we handle the cleanout after closing.
How do you decide what to offer?
We look at what comparable houses in the immediate area have actually sold for, the condition of your property, and what it would cost to bring it to a condition a retail buyer would purchase. The offer is what remains once that work, the holding costs, and the transaction costs are accounted for. We walk you through the reasoning rather than just handing you a number.
Is there any cost or obligation to get an offer?
No. There is no charge to talk to us, no fee of any kind, and no obligation to accept anything we propose. If we think listing your property with an agent would leave you better off, we will tell you that.
I am a realtor. Do I lose my commission if my seller sells to you?
No. When you bring us a listing, you represent your seller and you are paid as the listing agent on the transaction. We are the buyer, not a competing agent. We also send agents off-market properties that suit their buyers better than they suit us.
Can you buy my house if it still has tenants in it?
Yes. We purchase tenant-occupied properties with the tenants in place, so you do not have to deliver the property vacant. We do not ask sellers to remove tenants as a condition of our purchase. Any question about ending a tenancy is a matter for a qualified attorney, particularly in Los Angeles County, where tenant protections are extensive.
I am behind on my mortgage. Is it too late to sell?
Usually not, but timing matters a great deal. As long as the trustee's sale has not happened, you still control the property, and if there is equity in the house, selling before that date is one way homeowners protect it. Call us and tell us where you are in the process. You should also speak with a HUD-approved housing counselor, an attorney, or your lender's loss-mitigation department — we are a buyer, not your advisor.
Will you text me, and how do I stop it?
Only if you ask us to. The contact form has two separate, optional, unchecked boxes: one for customer care messages such as replies to your enquiry, scheduling, and offer updates, and one for marketing messages such as off-market property alerts. Ticking one does not opt you in to the other, and your message sends whether or not you tick either. If you do opt in, reply STOP at any time to stop, or HELP for help.
